Alison Koetser, Italian Property Sales & Management
I set up HelpWorksItalia (HWI) in 2006 after a long and varied experience in property and restorations. My intention for HWI was to help, not hinder which is why I offer straightforward services at realistic, manageable prices.
HWI is a small property services agency in the Cortona area of Tuscany. I provide practical and inexpensive property management and caretaking solutions on the basis of an annual retainer fee. It includes the use of a client dedicated account for paying bills and taxes.
In your absence, I keep an eye on your property, make sure all bills are paid, the house aired, the grass mown and the pool clean. Should problems arise, I deal with them.
Building Works and Restorations
Having worked for over 15 years in restorations I have acquired by default (my husband Mario is a builder and has restored properties for over 30 years) a team of exceptional people to work with (builders, carpenters, electricians, plumbers, decorators etc…) and together with my geometra of longstanding, can organise permissions for small or large building jobs and, if requested, see works through to their completion. All works are consigned on time and within budget.
Most importantly perhaps, this team of professionals I work with also make themselves available to me for small jobs and especially emergencies. This is an essential service which enables me to provide assistance quickly and with little or no frustration!
References for all works done to date are available: Home owners who have carried out works with HWI are more than happy to talk about their experience and show you their finished homes.

With over twenty years of independent experience in property sales, I now collaborate with Agenzia Immobiliare Cortonese a well organised estate agency owned by two brothers – Nicola and Michele Burazzi. They are sufficiently young and enthusiastic to keep up with all new technological trends (which I do not!) and with the ever changing property regulations and norms.
Together, we offer a comprehensive service for each phase of purchase (or sale) – with ongoing translations and explanations throughout. We can also provide legal assistance if requested.
About Agenzia Immobiliare Cortonese
Agenzia Immobiliare Cortonese is an estate agency based in Camucia di Cortona, with a wide selection of properties for sale. We were established in 1997, and can now propose town houses and apartments in period buildings, country properties; farmhouses, cottages, villas, both restored and in need of restoration.
We are registered with FIAIP, the Italian Federation of professional estate agents and, can offer our expertise and assistance throughout all transfer of ownership procedures.
We have successfully negotiated and completed sales with many satisfied clients. We are proud of this achievement and feel confident that we are able to meet the needs of every client and deal professionally with all parties. Our reputation, after all, is built on recommendation.
We provide a comprehensive assistance throughout the purchasing process: for viewings - preliminary/final contracts - obtaining tax codes – opening bank accounts – transferring utilities and bills etc… Every assistance a person might require when buying a house in a different country.
WE DO WHAT WE SAY AND WE SAY WHAT WE DO
I started working for the agency in 2004 after obtaining my business degree at the University of Siena. I have lived and studied abroad for long periods of time and perhaps because of this I have an even stronger affinity with my homeland. Meeting and talking with people who come and appreciate my part of the world is always very satisfying
I attended the prestigious Copenhagen Business School where I studied and improved my English and formed strong friendships with people from all over the world. Frequent legal changes in taxation and administrative law require rigorous attention to detail and constant updating of information. I am responsible for the administrative and accountancy aspects relating to all our business.

My academic background is in Accountancy and I am an Estate Agent registered at The Chamber of Commerce in Arezzo, number 818. I obtained, in July 2010, my degree in Political Science.
I have been the owner of the agency since 1997 and I have developed professional skills and experience in the real estate sector, including drafting and drawing up contracts for transfer of ownership agreements.
I offer total commitment in helping you to find your Tuscan home

Some of the people happy to recommend HelpWorksItalia…
Roger Jupe and Val Archer, Reg and Carol Weir, Jeannie and Andy Tognola, Tarquin Gotch, Michael and Ann Hayes, Ray and Susan Luther, Catherine MacRae and Felicity Page, Lasse and Ellen Thorkildsen, Liz Rigden, Anthony Balding, Peter and Carolyn Carrol, Vickie and Rob Goffee, Jan and David Nicholson, Sean and Liz Duffy, Brian and Elisabeth Bellhouse, Maynard and Miriam Case, Simon and Cathy Curtis, Cath Tinston, Avril and Tony Wilce, Paul and Heather Clarke…
…and others who have put it in writing:
"We have owned a farmhouse in the Cortona hills for many years, and have sometimes struggled to get satisfactory or consistent access to the right services and trades people; but, when we embarked on a major restoration project a couple of years ago, it coincided with the establishment of HelpWorksItalia, whose range of services has proved to be absolutely invaluable. They have sourced extremely satisfactory plumbers, electricians, carpenters, gardeners, handymen, and pool services. Alison Koetser herself also provided an invaluable communications resource to us and our builders, and has additionally: sorted out problems with ENEL, advised on getting our Italian wills straight (something which we discovered we had got wrong before) and arranged for documents to be lodged with our notaio. We have our own guardian and cleaners, but, if we ever decided to rent out our house, I would immediately turn to HelpWorksItalia for local supervision and management services. Fees have been very fair and good value for money. If only such a service had existed sooner, we could have saved a lot of time and anxiety over the years.” Adrian and Susannah Webster
“I wish to place on record my satisfaction with the work that HelpworksItalia has done for me in the restructuring and renovation of my apartment in Cortona. This was a straggling collection of rooms in poor condition and badly designed, with ugly floors, sparse electrical wiring exposed on the walls, battered doors and windows, and flaking, inferior plaster. With the expert help of geometra Giancarlo Fedi and builder Mario Maggi this has now been turned into an attractive dwelling, making the most of original features like the vast old fireplace, ancient wooden beams, and unique greenhouse. We collaborated on the design, breaking down a wall to turn two rooms into a large, spacious one with a beautiful arch built by Mario Maggi, who is an artist in masonry and even found me an ancient keystone. We managed to get two attractive bathrooms out of a long, wasteful corridor. Giancarlo Fedi (the geometra) is a young man with charm and good taste, who came up with some ideas I was happy to adopt. Where we did have different opinions (he won some, I won some) everything was sorted out amicably. He also kept a strict eye on costs, and the work came in only minimally over the estimate. They have a good team to work with, and what could have been rather a nightmare turned out to be mostly fun. I wish them the success they deserve.” Zelda Craig
“The dream of owning a house in Italy is one shared by many. Think of all the villas and apartments rented every summer for a taste of life in Italy. The reality of homeownership is however, a very different thing. Yes, leisurely dinners on the terrace, exploring hilltop towns and visiting wonderful museums are a part of the experience but so are paying taxes, finding a plumber and coping with local planning regulations. That's where HelpWorksItalia comes in. This website is an unbelievable resource of information. Whatever you need, want or don't understand is addressed by HelpWorksItalia. Alison Koetser not only knows the Cortona/Arezzo area, but she also has the experience and insight to anticipate questions or problems that can arise. She designed HelpWorks to make solutions easier for the foreign homeowner. For us, who still can not live in our home full time, HelpWorks takes care of the day to day issues. But most importantly, we have the security of knowing that if and when something comes up, there is someone on the spot to help. I can't carry a note but I can sing the praises HelpWorks Italia loud and clear.” NoraPat McVeagh
“I am a consultant working for the major international aid organisations and spend a lot of my time travelling. I wanted to establish a base in Italy where I could rest up between trips which would gradually become my home. This was no small undertaking as I have little or no Italian (but I’m trying!). In reality, it would have been very difficult to do what I had set my heart on without the support of HelpWorks Italia in suggesting good quality help for servicing and maintaining the property. I have found I can rely on their objectivity and frankness which has been a major help in avoiding the pitfalls that I can see would otherwise have awaited me as I come and go. They have also been very flexible in helping me with things that I recognise are strictly ‘off-brief’ and which have made it much easier for me to adapt to my new life style.” Peter Brooke.
“We had been looking for our own "Italian dream" for around two years when we came upon a property advertised on the HelpWorksItalia website. Alison Koetser gave us all the information we needed to feel confident in taking this big step, and in a very unpressurised manner so that we felt reassured we were making the right decision. Once our offer had been accepted, we used HelpworksItalia to deal with the legalities of the purchase, but more importantly Alison made sure that the whole experience progressed smoothly; much more smoothly in fact than any of our UK house buying. We felt we had a very personal and friendly advisor in Alison who was able to give us all the available facts. We would have no hesitation in recommending Alison and her company to anyone thinking of taking this big step. We manage to visit about every 6 weeks from the UK and really love our house and the area of Cortona.” Michael & Lynn
“Mario and his team did the restoration of our house from start to finish. We were extremely pleased with the result which was in keeping with the Tuscan environment. He did an amazing job on some new walls down by the pool - they look as though they have been there for hundreds of years - just what we wanted.” Ray Flynn
“We have known Mario Maggi for many years and he has done a number of smaller jobs for us in the past, but he has recently completely renovated our large stone-built farmhouse and annexe in the hills outside Cortona. This was a big and challenging job and many things made us very grateful to have given him the contract, but particularly: 1) his great technical experience of this type of house and the challenges such buildings represent; 2) his excellent taste and ability to empathise with his client's requirements whilst steering them away from aesthetic mistakes (he was particularly helpful in the selection of materials, but also in problem solving: "Don't worry, I'll sort something out" is his catch phrase); 3) his excellent English which ensured that there were minimal misunderstandings and surprises. Mario has a good team and works well with a number of trusted local tradesmen. We started with a builder and ended up with a friend - which is quite something when you consider the stresses and strains of a big project with heavy costs (and a falling pound!).” Adrian and Susannah Webster
