For a couple wishing to retire to Italy, but remain active, this newly restored bed and breakfast (registered as a casa vacanze) and also licensed as a restaurant, would be a fabulous investment opportunity and a great way to become involved in a lively, local community.


The property is situated within walking distance of the small village of Teverina, just off the Cortona - Citta’ di Castello road. The area is home to many foreigners as well as native Cortonese, and Italians who have moved from the big cities in order to enjoy a different pace of life amongst the Tuscan hills. A family run restaurant nearby, especially during the summer months, would be welcomed.


The property’s restoration, of a high standard with exposed chestnut beams, new doors and windows in chestnut wood and floors laid in traditional terracotta, was completed in 2000 and consists, on the upper level, of three apartments and on the ground level a restaurant for a total surface area of approx. 265 square meters.


The largest apartment (approx. 60 sqmts) consists of two bedrooms, one bathroom, a large open plan living room/dining room/kitchen area divided by a brick arch and a good sized terrace for eating al fresco.

Teverina has a small bar/grocer’s shop, a garage, a football pitch and a community centre which organises endless ‘festas’ during the warmer months. Any excuse for a festa would seem to be a good one, given that the chick pea, the chestnut, the porcino mushroom and even the local foreign residents are ‘festeggiati’ each year.

The property is 18 kms (25 mins) from the hilltop town of Cortona which again is a mix and match of both foreigners and Italians, giving the town a cosmopolitan air that makes living in the area both interesting and dynamic.


The new town of Camucia, below Cortona, has a mainline train station (Rome-Florence-Milan) and good access to all major motorways. Perugia airport is approximately 40 mins away, Forli 1hr 20 mins, Florence 2 hrs, Pisa 2½ and Rome 2½.


NB: In order to run a restaurant there are certain EU requirements with regard to health and hygiene which necessitate one attending an appropriate course and gaining the necessary certification. This course can be done in your country of origin as long as the certificate is translated into Italian, authenticated by the relevant authorities and deposited here in Italy with the Chamber of Commerce.

€ 650,000 for the property alone.
