Semi detached stone house in a pretty hamlet situated between Cortona and Lake Trasimeno. The property is private, but there are a number of houses nearby: the perfect situation for becoming involved in an Italian community.


The house is built on three floors and consists of an entrance hallway, a large and light kitchen with access to the garden, a good sized sitting room with fireplace, also with access to the garden, a bathroom and an adjacent cantina.


An original stone staircase leads up to the first floor where there are two bedrooms one of which has a balcony overlooking the garden. On the top floor there are two good sized bedrooms with original ‘cotto’ floors which would make a wonderful space for a guest bedroom and an attic study. Most rooms still have their original exposed, chestnut beams and pleasing features.


The house which had some superficial works done on it two years ago - a white wash, new shutters (made but not mounted), new floors laid on both the ground and first floors, and which has been lived in until recently, definitely needs an upgrade: the bathroom and roof need to be re-done, some windows need to be replaced and the floor on the second floor very probably needs to be reinforced and re-laid. There is currently no water (the existing well having dried up) and therefore either a private well needs to be dug or one could apply to be attached to the mains.


The cost of restoring the property, including the installation of a new well would be in the region of €.70,000 - €.100.000 depending on how much work one chose to do. The property is easily accessible, just off the road which winds its way up to the top of the hillside, ending at the last habitation. It is five minutes from a well serviced village with shops, banks, a chemist, restaurants, 10 minutes from the beautiful hilltop town of Cortona and 10 minutes from Lake Trasimeno which is Italy’s fourth largest lake. Access to all major motorways is nearby, the Terontola mainline train station (Rome-Florence-Milan) is at a distance of five minutes, Perugia airport is 30 minutes, Florence airport 1hr 15 mins, Pisa airport 2 hrs, Rome airport 2 hrs.


Calculating both the purchase and restoration costs, for approximately €.350,000, one could have a three bedroomed house with a wonderful study under the eaves, two bathrooms, kitchen/dining area, a sitting room with fireplace both leading out into the garden which is approximately 350 sqmts and a large ‘cantina’ which one could convert into a habitable space with the necessary permissions.


There is currently a Log Book control in process on this property.
