In a quiet, rural hamlet, two annexes standing on a plot of land for which a total surface area of 430 sqmts could be newly built with old or new materials.


The plot comes with an adjacent meadow of 3,500 square metres which is just over one acre.

The hamlet is situated equidistance between Castel Rigone and Lisciano Niccone (10 - 15 mins). Castel Rigone is a small hilltop village with some services and an excellent hotel and restaurant. Lisciano Niccone has most services and a choice of pizzeria’s and restaurants. It is just one kilometre from Mercatale di Cortona which has all services. From Mercatale both Cortona and Umbertide are equidistant (approx. 20 mins). Cortona has a mainline railway station Rome-Florence-Milan and excellent access to all main motorways. Umbertide has access to the E45 motorway Rome-Cesena and is about 20 minutes from Perugia airport. Other nearest airports would be Forli’ 1hr 45 mins, Florence 2 hrs, Rome 2hrs 20 mins.
